Nashville’s hotel market has expanded dramatically over the past decade to meet demand from bachelorette parties, country music fans, and business travelers. Downtown (Lower Broadway) is the honky-tonk center and has the highest hotel concentration; The Gulch, adjacent to the south, is the boutique hotel cluster. East Nashville and 12 South are the neighborhoods with the most interesting independent restaurants and a more local character, each about 2 miles from the Broadway action.

Downtown and Lower Broadway

Lower Broadway is Nashville’s tourist epicenter - the neon honky-tonks, the Ryman Auditorium, and the Johnny Cash Museum are all within a few blocks. It is loud, crowded on weekends, and the right base if you are here for the full Nashville bachelorette-and-country experience. Hotels here fill fast on weekends, especially from May through October.

The Joseph, A Luxury Collection Hotel - 401 Korean Veterans Boulevard, Downtown. Nashville’s top luxury address, with the best art collection of any hotel in the city and the Yolan restaurant (contemporary Italian, fine dining). Rooftop bar with downtown views. From approximately $450/night as of 2026.

Virgin Hotels Nashville - 1 Music Square East, Music Row. A lifestyle property with Commons Club bar, rooftop pool, and strong food and beverage programming. Good for visitors who want proximity to the music industry without being on Broadway itself. From approximately $220/night.

Thompson Nashville - 401 11th Avenue South, The Gulch. A Hyatt-affiliated design hotel at the heart of The Gulch with a rooftop pool and bar, and the Brennan’s Houston-style restaurant. One of Nashville’s most consistently praised mid-to-upper-range properties. From approximately $280/night.

The Gulch

The Gulch is Nashville’s most design-forward neighborhood - a former industrial area converted into a cluster of boutique hotels, acclaimed restaurants, and fitness studios. It is one mile south of Broadway, walkable in good weather, and closer to the 12 South and Music Row corridors.

Noelle - 200 Fourth Avenue North, Downtown/SoBro. A 1929 building converted to a 224-room boutique hotel with a rooftop bar, jazz programming, and eclectic interior design. One of Nashville’s most photogenic hotel spaces. From approximately $200/night.

Graduate Nashville - 101 20th Avenue North, Music Row. A graduate-hotel-style property near Vanderbilt with Tennessee-themed design. Good value for the quality; serves the Midtown and Music Row area well. From approximately $160/night.

East Nashville

East Nashville is the city’s most interesting independent dining and bar neighborhood - Five Points is the main intersection, with restaurants like Folk, Butchertown Hall, and Pharmacy Burger Parlor all within walking distance. It is 2 miles from downtown Broadway via the pedestrian John Seigenthaler Bridge, which provides a scenic connection.

Hotels in East Nashville are smaller and more limited than downtown. The neighborhood suits visitors who are more interested in the local restaurant scene than the honky-tonks, and who are comfortable using rideshare for downtown access.

12 South

12 South is a compact commercial corridor between downtown and Brentwood - Frothy Monkey cafe, Draper James (Reese Witherspoon’s boutique), and a concentration of good brunch spots. It is residential and quieter than Broadway. The White Limozeen rooftop bar at the Graduate Nashville (Music Row, a short rideshare away) is a popular spot.

Midtown and Music Row

Music Row runs along 16th and 17th Avenues South, between Broadway and 12 South. This is where the major record labels, publishers, and studios are based. Hotels here are quieter and less touristy than downtown, with easy access to both Broadway and the Vanderbilt/Belmont campus areas.

Booking Tips

Nashville hotel rates peak on weekends year-round (the bachelorette market sustains demand consistently), with additional spikes during CMA Fest (June), the CMA Awards (November), and New Year’s Eve (one of the largest in the US). Book six to nine months ahead for New Year’s Eve. Weekday rates in The Gulch are often 30 to 40 percent below weekend rates. A car is useful for exploring beyond downtown and The Gulch; parking costs $20 to $30 per day at most downtown properties.

Frequently Asked Questions

What is the best neighborhood to stay in Nashville for first-time visitors?
Downtown Nashville (Lower Broadway) is the obvious first-visit base - you are steps from the honky-tonk bars, the Ryman Auditorium, and the Country Music Hall of Fame. If you want to avoid the party atmosphere, The Gulch (1 to 2 miles south) has better boutique hotel options and easier access to the 12 South and Midtown dining corridors.
Is Nashville walkable?
Downtown Nashville and The Gulch are walkable to each other and to the main attractions. East Nashville and 12 South require a rideshare or car from downtown - both are about 2 miles from Lower Broadway. The Music Row area is walkable from Midtown hotels. Nashville does not have a comprehensive public transit system; rideshare is the practical alternative to a car.
When is the best time to visit Nashville?
April through May and September through October offer the best combination of weather and events (Nashville in April, CMA Fest in June is crowded but fun). Summer is hot and very busy. New Year's Eve in Nashville is one of the largest events in the US - book six to nine months ahead. The CMA Awards in November draw large crowds and spike rates. January and February are quiet and affordable.
